Most property owners or managers are accustomed to offering a significant discount for long-stays. In the high season, monthly rent generally equates to 3 weeks’ rental, and in the low season, monthly rent can be as low as the equivalent of 2 weeks’ rental. Obviously, the longer the booking the more bargaining power you will have in negotiating the rate. As a rough guide, for a 2-bedroom villa on the Pacific coast, expect to pay between $1500 and $3000 a month.
Bear in mind however, unlike weekly vacation rentals, cost of electricity is a variable with long-stay vacation rentals; while most monthly rental contracts stipulate that the renters are responsible for settling electricity bills, there are exceptions, and in some cases it may well be negotiable.
